- Client Responsibilities: Clients are to provide a copy of their property survey if needed and are responsible for securing HOA approval.
Construction Details
- Elevated Deck Frame: The project is designed to be constructed on an elevated deck frame using 2×8 PT (Pressure Treated) joists, 2×10 beams, and 6″ lower supports, suitable for elevations up to 4′ above grade.
Note: Deck frames are typically built with 2×8 PT joists at 16″ on center (OC), 2×10 beams, and 6″ lower supports on code-approved footings. Depending on the size of the project, the framing details may vary.
Included Materials
- Flooring: Our standard flooring option includes EcoLife® clear grade pressure-treated KDAT (Kiln-Dried After Treatment) pine decking. This high-quality decking is 5/4″ x 6″, installed with screws and includes screening below to protect against pests.
- Wall System: The included wall system features Culpepper Columns® 6″ laminated columns with aluminum framed fiberglass screens, ensuring durability and aesthetic appeal.
- Railing: Traditional pressure-treated wood railing is included, offering both safety and style.
- Ceiling: When possible, we incorporate a vaulted beadboard ceiling, adding an element of spaciousness and elegance to your screened porch.
- Matching Aesthetics: We strive to match all aspects of the build as closely as possible to your existing home’s exterior, including boxing/gutters and shingles, to ensure a seamless integration with your home’s design.

STANDARD FOR ALL SCREEN PORCH ADDITIONS
6″ Culpeper® laminated porch columns, oversized upper beam, lifetime warranty from Culpeper® on wall columns.
Includes aluminum framed removable screens (required with 6″ posts).
Sliding window system featuring four panels, including a matching door, with professional installation included. Credits removable screens noted with 6″ posts. Comes with a 10-year warranty on window material, and a lifetime warranty on the frame and components.
An upgrade of premium 2" wood spindles with 3/4" black tubular aluminum spindles. Spacing is 4" on center.
The decking is installed with screws, and the rest of the railing will be #1 grade pressure-treated wood. TrexTranscend® composite decking to replace all flat surfaces (decking, steps, and rail capping).
Framed with 2-inch material and featuring 1-inch thick heavy-duty lattice with a square-hole pattern. Includes an operable gate for access below.
The top coat will be Sherwin Williams® Durations paint, covering up to 300 square feet. Also includes priming with a high-quality primer, caulking all joints, and filling nail holes and significant defects. Flooring is not included.
Apply Sherwin Williams Deckscape® stain.
ELECTRICAL UPGRADES

Includes:
- Wiring and installation of your provided ceiling fan on one switch
- Two GFCI protected outlets
- One fixed base flood light on one switch to illuminate egress
- Final connection needed into home
- Per code, a grade level outlet on the rear of the home that may use one of the included outlets
Details:
- Includes (1) WD-5024 dual element 39″ stainless 240 volt heater and installation
- Operates on a dual switch for 50/100% heating options
- Typical heating area 12′ x 12′ (two heaters suggested for most spaces)
- Costing assumes existing electrical panel has space for required load (no alterations or improvements to existing panel included or implied)
